Your rights in Delaware

We follow the Landlord-Tenant Code, and we'll tell you how it applies to you.

Late fees, notices and deposits are governed by state law. Here is what changed in 2026.

GraceLate feesRent is due the 1st. A single late fee, within the state cap, applies only after the grace period in your lease. It never compounds.
Sep 2026NoticesIf rent is behind, you get a written notice with at least 7 days to catch up before any court filing.
Sep 2026Right of RedemptionYou can stop a nonpayment eviction by paying everything owed, right up to the day of lockout. Your ledger shows that exact amount.
AlwaysDepositsHeld in a Delaware escrow account; itemized or returned within 20 days of move-out.
Questions residents ask

Straight answers

Can I pay with a card?

Bank account only, and it's free. Card payments cost everyone more, so we don't offer them.

What counts as an emergency?

No heat in winter, active water leak, no water, sewage backup, no power from a fault in the home, anything unsafe. Call the emergency line. Everything else goes in as a normal request and is usually scheduled within two business days.

Can I have a pet?

Depends on the home and the owner. Each listing says. Assistance animals are always welcome with documentation.

How do I give notice?

In the portal, at least 60 days before your lease ends unless your lease says otherwise. You'll get a move-out checklist and an inspection date.
