What's included

Everything between "I own a house" and "rent is in my account."

Full management is month to month. No long contract, and nothing charged while the home is empty.

Leasing

Priced, listed, shown, screened

  • Rent opinion from what's actually renting nearby, not a Zestimate
  • Photos and a listing on Zillow, Realtor.com, Apartments.com, HotPads and Homes.com
  • Self-scheduled showings, every inquiry answered
  • Screening for credit, eviction history, income and references; you approve the applicant
  • Delaware-compliant lease, signed electronically, move-in inspection with photos
Money

Collected, accounted, paid out

  • Rent due the 1st, collected by ACH, late fees applied exactly as Delaware law allows
  • Your draw by ACH on the 6th, statement on the 10th
  • Security deposits handled per your agreement, in a Delaware escrow account when we hold them
  • Year-end statement and 1099 in January
  • Collections and Justice of the Peace Court filings handled by our Form 50 agent
Care

Repairs, renewals, relationships

  • Residents report issues in the app with photos; you set the approval cap
  • Vetted plumbers, HVAC, electricians and handymen across all three counties, at their invoice price
  • 24/7 emergency line, so a burst pipe at 2 a.m. is our phone, not yours
  • Renewal offer 90 days before lease end, with a market check
  • Move-out inspection, deposit accounting within Delaware's 20-day rule

Questions owners ask

Straight answers

What if the tenant stops paying?

Late fees apply on the schedule Delaware allows. If it continues, we send the required notice, file in Justice of the Peace Court as your agent, and keep you informed at each step. Delaware's 2026 Right of Redemption lets a tenant stop an eviction by paying everything owed, so our ledger tracks that exact figure.

Do I approve repairs?

You set a cap, typically a few hundred dollars. Below it, we fix it and show you the invoice. Above it, we text you a quote first. Emergencies that threaten the home or safety get handled immediately.

Can I use my own contractor?

Yes. We'll coordinate with them, and their invoices appear on your statement the same way ours do.

How do I leave?

Month to month, with written notice. Your files, lease and deposit accounting go with you.

Request a proposal

Tell us about the house. We'll come see it.

A rent opinion and a written proposal within three business days of the walkthrough. No obligation.
